Planning and Development
The municipal planning process is governed by a hierarchy of legislation, regulations, planning policies, guidelines, standards, and in some cases common law. This hierarchy includes the Planning Act, the Provincial Planning Statement (2024), the County of Grey Official Plan and the West Grey Official Plan, among other legislative requirements.
All land within the Municipality of West Grey has an official plan designation and is zoned according to the Municipal Zoning Bylaw. This allows for the controlled and informed development of agricultural, commercial, and residential interests. While the rules respecting zoning are outlined in the bylaw, they are also guided by two policies. The West Grey Official Plan applies to the primary settlement areas of Durham and Neustadt, while the Grey County Official Plan covers the remainder of the Municipality.
If you are thinking of severing a lot, changing a use (such as adding a commercial use), or changing a building on your property that does not conform to the current zoning, you will need to speak with the Planning staff.
Those considering a planning application are encouraged to consult staff as early as possible. Pre-submission consultation can save time and money in the long run. Staff are able to assist you with your application to ensure you are well aware of the process, required information, and timing before you pay any required fees.
